Land Types/Classification

The following land types and classifications are intended to give an indication as to what types of land are available in the U.K. and how they are commonly described.

Greenfield

Greenfield is the term used, as the name suggests, to describe land which has not previously been built on or developed. Although the land itself may contain buildings for agricultural or forestry use.

Brownfield

Land described as brownfield will commonly be previously developed land. Brownfield sites can be found in both urban and rural settings. However not all previously developed land can be described/classified as brownfield.
The definition excludes land and buildings that are in use for agricultural purposes. Parks and allotments are also excluded, together with land or buildings ,which are deemed to have, over time,become part of the natural surroundings.

Greenbelt

The Greenbelt is a designated area usually around major towns or cities. It exists for the following purposes.

Agricultural Land

Pasture, arable and grazing can all be described as types of agricultural land.
The land is graded according to its quality, with grade 1 being highest and grade 5 lowest.
When seeking a change of use on agricultural land the (ALC) or Agricultural Land Classification of the land in question will have a part to play.
Generally, a low (ALC) classification is considered better by those who seek to develop the land for purposes other than agriculture.

Investment Land

Used to describe a variety of land types which are deemed to have good potential for investors. Land may be situated in close proximity to existing development or be involved in the initial phases of applying for planning permission, usually residential.
Do your homework before buying investment land. Visit the land in person and obtain a copy of the LDF or UDP from the local planning department. This will help you to decide how well positioned the land is, and how likely it may be to obtain planning permission within an acceptable time scale. Beware of buying investment land on floodplains or in areas of outstanding beauty.
